MELIDES, ALENTEJO COAST

discover
BEACH CLUB

LIFE STYLE VENUE
beach club
in melides.

A rare opportunity to establish a landmark hospitality destination on one of the last remaining beachfront sites along the Comporta, Carvalhal and Melides coastline.

Located beside the Melides Lagoon with direct access to the Atlantic, the Beach Club offers a privileged setting with uninterrupted views across both the water and surrounding landscape. Designed as a fully integrated hospitality space, it has been conceived as a year round destination, evolving naturally from day to evening.

Professional kitchen facilities, climate-controlled wine storage, integrated telecom and security systems, and high-capacity electrical and HVAC infrastructure have all been incorporated to support high-performance operations from the outset.

Coastal Estate & Cultural Destination

This is a unique opportunity for an experienced operator looking to take a prominent foothold in one of the last remaining beach sites along the Comporta – Carvalhal – Melides Coastline. The only on-offer development in the beach town of Melides itself. As with the entire area, Melides is evolving rapidly, attracting a new global audience drawn to its authenticity, privacy, and natural beauty.  Demand is increasing. Supply remains limited. This project sits precisely at that intersection.

A Strategic Location
with Long-Term Value

Located beside the Melides Lagoon, with direct access to the beach, the project benefits from a rare and privileged setting, offering uninterrupted views across both the lagoon and the Atlantic coastline.

Melides has emerged as one of Portugal’s most desirable coastal destinations, known for its unspoilt beaches, low-density development, and strong connection to nature. While maintaining its authenticity and discretion, it continues to attract an international, design-conscious audience seeking more private and refined alternatives. Its proximity to Lisbon and Comporta ensures relevance and accessibility, while its relative distance preserves a sense of exclusivity that is increasingly difficult to find. This combination positions Melides as a destination with clear upward momentum, and long-term value is evident.

Walkthrough
& Lifestyle

The iconic "tunnel" entrance sets the tone for the entire project. To the left, a private suite with its own bathroom offers flexible use as an office, retail space, or private dining room. The courtyard lobby reveals the first views across the Melides Lagoon and the Atlantic, featuring an outdoor bar, fireplace lounge, versatile open area, and disabled access.

The main dining room delivers a unique experience, framed by unobstructed views, a bar, finishing kitchen, and shutters that open onto the balcony. There is also a private sea-view room for groups, a dedicated lounge area, guest facilities, and a pre-equipped kitchen. All with direct beach access, for a truly immersive coastal experience.

The lower floor, accessible by lift, includes several parking spaces, staff changing facilities, a separate guest restroom serving the entire floor, and a secondary kitchen connected to the main kitchen via a service pass.

This level also features a bespoke wine cellar and a highly versatile dining and events space.

A seamless connection to the outdoors gives access to the terrace, creating an inviting setting for relaxation during the warmer months.

This building’s outdoor space and its location next to the lagoon and beach are designed to support both quiet moments of well-being and vibrant social gatherings.

The outdoor pergola, pre-equipped with water and electricity for an additional service area, integrates seamlessly with the building and existing fire pit in a way that blends in with nature and respects the surroundings.

A PLACE WITH HISTORY

This marks the building’s third incarnation, as far as history tells us. Originally constructed during Salazar’s regime for the Mocidade Portuguesa, the structure was later reborn after the dictatorship as the iconic "Túnel" Bar, named after its distinctive tunnel-shaped entrance, a feature that remains central to the current design.

The Túnel soon became an iconic nighttime meeting point by the sea, celebrated for its irreverent atmosphere and daring identity. More than just a bar, it was an iconic venue for the local nightlife, unapologetically bold and famously lively.

Today, the project enters a new phase.

A transformation that preserves its identity while repositioning it into a refined, contemporary environment focused on hospitality, design and long-term value.

ARCHITECTURE THAT SHAPES
THE EXPERIENCE

The project reimagines an existing structure through a contemporary, site-sensitive intervention. Natural materials, including Portuguese stone and wood,
are combined with high-performance systems and infrastructure.

Open layouts and controlled transitions create:

fluid circulation

strong indoor-outdoor connection

operational efficiency

Every element was designed to balance experience and functionality.

During the day, the space invites a more relaxed atmosphere, with the restaurant and exterior areas operating in a slower, more informal rhythm. As the light begins to shift, the energy evolves, creating the ideal setting for a more social and vibrant sunset moment, where the bar areas become central. By night, the space settles again into a more intimate and curated environment, suited for dining and a more controlled experience.

The layout allows for multiple areas to operate independently or together, offering flexibility for different types of programming, private events, and brand activations.

Rather than imposing a fixed concept, the project provides a strong and adaptable foundation.
